RICS Home Survey Types Explained

There are three main survey levels under the RICS system, and each one is used depending on the property and how much detail you need before buying.

What is a RICS Level 1 Survey

The RICS Level 1 Condition Survey is the most basic type of home survey, usually suited to newer properties, modern flats, or homes that appear well-maintained with no obvious issues. It’s mainly there to flag visible problems before you buy, not to carry out a detailed inspection of the structure. What is a RICS Level 2 Survey

What is a RICS Level 3 Survey

The RICS Level 3 Building Survey is the most detailed option and is normally recommended for older homes, listed buildings, larger properties, or anything that’s been heavily altered or is in poor condition. It’s also the better choice if you’re planning major renovation work. The level 3 survey goes much deeper into the structure and condition of the building, with the surveyor checking all accessible areas and providing a detailed breakdown of defects, likely causes, repair considerations, and potential risks if problems are ignored.
