Commercial Survey Services in South East England & London"

Commercial property seldom reveals its defects during an initial viewing. An ageing flat roof, a blocked gutter or outdated heating plant may be concealed behind recent redecoration and favourable lighting. Fitzgerald Surveying provides independent commercial survey services across South East England and London, covering offices, retail premises, mixed-use buildings and multi-unit sites. Each building is inspected thoroughly, and our findings are set out in a clear written report, free from any commercial or sales influence.

Commercial building surveys

What Is a Commercial Building Survey?

Put simply, a commercial survey is a close look at a building used for business, like a shop, office or mixed-use unit. We check its condition, pick out defects and flag anything that could cost you money or affect safety. Most surveys are booked before a purchase or a lease. Others are instructed by owners who need a clear picture of a building they already hold, usually for maintenance planning.

Commercial building surveys work differently from residential ones. The RICS Home Survey levels cover homes only, so there is no fixed Level 1, 2 or 3 for business premises. Instead, we agree the scope with you for that particular building and how you plan to use it. The inspection takes in roofs, walls, floors, windows, doors and rainwater goods, along with visible services, damp, decay and signs of movement.

Commercial property surveys are far from a formality. Sign a full repairing lease without one, and you could end up paying to fix problems that were there long before you moved in. Skip the survey on a purchase, and that ageing roof or worn-out heating system becomes your bill, not the seller’s. If we cannot fully check something on the day, we say so plainly and tell you what to investigate next.

Types of Commercial Surveys We Provide

No two commercial buildings are the same, and neither are the reasons for inspecting them. We offer three core types of commercial surveys, each shaped around the decision you need to make.

Pre-Purchase Commercial Survey

Commercial property surveys
Before you buy commercial premises, you need to know what condition the building is in and what it may cost to put right. This survey reviews the structure and fabric, notes defects and flags anything likely to affect value or future spending. The findings can then support negotiations before exchange.

Pre-Lease Commercial Survey

Commercial surveying
A lease brings its own risks. Many commercial leases place repair obligations on the tenant, and some cover the whole building. This survey records the condition of the premises before you sign. You know what you may be taking on, and you can raise concerns while the terms are still open.

Commercial Condition Survey

Commercial building surveying
Owners and managers usually need an overview of a building they already hold. A condition survey supports budgeting, refurbishment planning and future sales or lettings. It is also one of the most useful commercial building maintenance surveys for staying ahead of repairs. We have carried out this type of commercial facilities survey across multi-building accommodation sites.

What's Included in Your Commercial Survey Report

Your commercial building survey report sets out the findings in a clear, logical order. It explains what was found, why it matters and what to do next, including whether commercial energy surveys or other specialist checks would be worthwhile.

Why Choose Fitzgerald Surveying for Your Commercial Survey

Good commercial surveying relies on judgement as much as inspection. Our surveyors consider how a building has been used, altered and maintained over time. Every observation is placed in the context of the property as a whole, and findings are reported in a form that business owners, investors and tenants can act upon with confidence.

Independent Perspective

We have no links to agents, landlords or contractors, and we never sell repair work. Our advice is based on the condition of the building and on your interests, nothing else.

Findings Structured by Priority

Every defect is grouped by urgency. You can see at a glance what needs action now, what can wait and what should be built into your maintenance budget for the years ahead.

Offices, Retail and Mixed-Use Properties

We survey single shops and offices, mixed-use buildings with flats above and larger sites with several blocks. Each inspection is shaped around the type of building and how it is used.

Clear and Structured Reporting

Reports are written in plain English, with photographs of every key defect. Where an issue needs a closer look, our commercial specialist survey services, such as damp or drone inspections, can follow on.

Jake did a fantastic job with our Level 3 Home Survey. He was professional, knowledgeable, and incredibly helpful throughout the entire process. While we were on holiday, he took the lead in organising both a drain survey and a structural survey, which made everything much less stressful. Jake also took the time to thoroughly review all the documents and promptly responded with clear, detailed feedback whenever needed. His communication and attention to detail were excellent, and it was clear that he genuinely cared about helping us make an informed decision. It was a pleasure working with Jake and the team. I would 100% recommend their services to anyone looking for a reliable and professional surveyor. Thank you, Jake! ⭐⭐⭐⭐⭐

Commercial Survey Questions, Answered

Questions about commercial surveys often come up before an instruction. Below are answers to the ones we hear most often.

Commercial building surveying is the inspection and assessment of non-residential buildings. The surveyor reviews the structure, fabric and visible services, identifies defects and advises on repairs, risks and any further investigations needed.

The survey covers the accessible parts of the building, inside and out. That means the roof, walls, floors, windows and visible services. The report records defects, sets priorities and flags anything that needs specialist input.

It is strongly advisable. Many leases make the tenant responsible for repairs. A survey before signing shows the condition of the premises at the outset, and that evidence can help during lease negotiations.

We survey offices, shops, mixed-use buildings with flats above, and larger sites with several buildings. If you are unsure whether we can help, send us the property details.

No. RICS Home Surveys at Level 1, Level 2 and Level 3 cover residential property only. When you need to survey commercial premises, the scope is agreed for that building and its intended use.

It depends on the size, layout and condition of the building. A small shop or office may take a few hours. Larger or multi-building sites can need a full day or more.

The commercial property survey cost depends on the size, type, age and location of the building, along with the scope agreed. The same factors shape the commercial building survey cost for larger sites. Because every building is different, we do not publish a single fee. Contact us for a no-obligation quote based on your specific requirements.

Your report is delivered once the findings have been reviewed. You can then discuss it with the surveyor, obtain contractor quotations or use it during negotiations.
