An Energy Performance Certificate gives a property a modelled rating based on standard assumptions about its age and construction. This is not that. That difference matters. Instead of an estimated rating on paper, you get a visual record of where heat is genuinely escaping, whether that is through the loft, around a window frame, at a wall junction, or through gaps left in cavity insulation years ago.
