RICS Surveyors in Dunstable for Homebuyer and Building Surveys
Dunstable grew up around the old crossing of Watling Street and the Icknield Way. Its streets hold listed buildings on High Street South, Victorian terraces off West Street, interwar semis and newer estates near the Downs. Our RICS surveyors cover them all. Whichever you are buying, your independent surveyor in Dunstable acts for you alone and flags the defects while you can still use them on the price.
- Local Rics Surveyor
Your Local RICS Surveyor in Dunstable
Fitzgerald Surveying Services works from Weston Turville, near Aylesbury, as a family-run and fully independent practice. We travel across Central Bedfordshire to inspect homes in Dunstable, Houghton Regis and the villages around the Downs. Each RICS home survey is handled by qualified surveyors, all members of RICS, RPSA, CIOB and FODCS (Federation of Damp Certified Surveyors).
Tradition credits Henry I with clearing woodland at the crossroads to keep highway robbers away. Part of the priory church he founded around 1132 still stands as the Priory Church of St Peter. Most of the town’s houses are far younger, and each era has its own weak points.
Your RICS property surveyor in Dunstable looks at how a house was built, how it has changed since and how well it has been kept, then explains plainly what that means for your purchase.

- Homebuyer Surveys
Need Homebuyer or Building Surveyors in Dunstable?
For most standard homes in Dunstable, a Homebuyers Survey is enough. Some need the extra depth of a Building Survey, and the town’s housing explains why.
Take the Victorian terraces around West Street and King Street. They were built with solid brick walls and slate roofs, and some have cellars as well. Interwar and post-war semis further out now carry decades of replacement windows, rewiring and rear extensions. On High Street South, some listed buildings are much older than their fronts suggest. At No. 19, Historic England believes the timber frame dates from the late 1500s, even though the front you see from the street is much later work.
A half-hour viewing will not show you much of this. Our job is to find it, from a slipped slate to a crack running round a bay window, before you have committed to the price.
What You Get From a Homebuyers Survey in Dunstable
Each part of the house the surveyor can reach gets its own condition rating. That way, the serious problems stand out, and you are not left guessing which ones need attention first.
- What needs fixing soon, and what can wait a year or two
- Grounds to renegotiate the price or ask for repairs before exchange
- A clearer idea of what to budget for after you move in
- Photographs of the issues found, with notes in plain English
- Whether a specialist inspection is worth arranging

RICS Home Survey Options in Dunstable
The higher the level, the more closely the surveyor looks at the building. Age, construction and condition decide which fits, and we will recommend one before you book, with no pressure to choose the most expensive option.
from £ 350 + VAT
Choose this level if the flat or house is fairly new and has been well kept. Each part of the property gets a traffic-light rating, and anything urgent is pointed out to you. Repair advice and a valuation are not included.
- Report issued within 2 days
from £ 500 + VAT
This is the level most buyers book, and it suits a conventionally built home in reasonable order, such as the post-war semis on many of the town’s estates. The report gives condition ratings throughout, moisture readings, an inspection of the roof space where accessible and advice on repairs and maintenance.
- Report issued within 2 days
from £ 600 + VAT
Book this one for a listed or period building, or for a house that has been altered a lot or built in an unusual way. The report explains why each defect has happened and which repairs should come first. It also tells you what is likely to happen if a problem is left alone.

Jake did a fantastic job with our Level 3 Home Survey. He was professional, knowledgeable, and incredibly helpful throughout the entire process. While we were on holiday, he took the lead in organising both a drain survey and a structural survey, which made everything much less stressful. Jake also took the time to thoroughly review all the documents and promptly responded with clear, detailed feedback whenever needed. His communication and attention to detail were excellent, and it was clear that he genuinely cared about helping us make an informed decision. It was a pleasure working with Jake and the team. I would 100% recommend their services to anyone looking for a reliable and professional surveyor. Thank you, Jake! ⭐⭐⭐⭐⭐Posted on Google![]()

- Survey Process
How Your Home Survey in Dunstable Works
Four steps take you from first message to finished report, with the fee fixed before anything is booked.

Send Us the Details
Tell us the address and roughly how old the property is. If it has been extended or converted, mention that as well, because it can change which survey is the right one. We then suggest a level and send you a fixed quote.
We Book the Visit
Once you say yes, we arrange a date with the estate agent or the seller ourselves, so you do not need to chase anyone.
Your Surveyor Visits
On the day, your surveyor works around the property, inside and out, checking every part they can safely reach and taking photographs as they go.
Your Report Arrives
The report reaches you within two days of the visit. If anything in it raises a question, you can call the surveyor who carried out the inspection.
- Specialist Inspections
Specialist Inspections in and Around Dunstable
Now and then, a home survey turns up one problem that needs more time than a general inspection allows. A damp survey in Dunstable can track down where moisture is getting into an old solid-walled terrace, for example, and a drone lets us see a roof that is hidden from the street. Each inspection is carried out by qualified surveyors who are members of RICS, RPSA, CIOB and FODCS (Federation of Damp Certified Surveyors).
Damp Surveys
Works out whether damp is rising from the ground, getting in from outside or coming from condensation, and how far it has spread.
Timber Surveys
Looks at timber you cannot easily check yourself, such as roof rafters and floor joists, for signs of woodworm or rot.
Mould Surveys
Useful when mould keeps coming back no matter how many times it is cleaned. The surveyor checks ventilation and cold surfaces to find the cause.
Thermographic Surveys
Uses an infrared camera to show where a house is losing heat, and where damp may be hiding behind the plaster.
Drone Surveys
The drone gets close to roofs and chimneys without any scaffolding, which also makes it a simple way to arrange a flat roof survey in Dunstable.
External Wall Insulation Survey
Checks EWI systems for installation faults, damaged render and moisture held behind the boards.
Commercial Surveys
Condition and defect reporting for retail units, offices and warehouses before you buy or lease.

- FAQ
Your Questions About RICS Surveys in Dunstable
Most questions from Dunstable buyers are about cost or about which level to book. Older and listed buildings are another common topic. The short answers are below. If yours is not covered, call or email, and a surveyor will reply.
A Condition Survey starts at £350 and a Homebuyers Survey at £500, while a Building Survey starts at £600. VAT is added to all three. The final figure depends on things like the size and age of the property, and we fix it before you book, so nothing changes later.
If the home is fairly new and in good order, Level 1 is usually enough. Most post-war and modern houses that have been looked after suit Level 2. Level 3 is the safer choice for Victorian terraces, listed buildings, heavily extended homes and anything of unusual construction. Still not sure? Describe the house to us, and we will tell you which one we would book in your position.
Many do. The town centre has been a conservation area since 1976. When Central Bedfordshire Council reviewed it in 2010, there were 53 listed buildings inside the boundary. For a listed or timber-framed home, we would recommend a Building Survey over a Level 2, because older materials need more careful checking.
Yes, in two ways. Every home survey includes any flat roof the surveyor can see safely, such as one over a garage or a rear extension. If you want a closer look at the felt or asphalt itself, our drone can photograph it from above, with no scaffolding needed.
Online, you will see a mix of terms: RICS accredited surveyor, RICS certified surveyor, RICS registered surveyor and so on. In practice, all of them come back to one question, which is whether the surveyor is a member of RICS. Its online directory lets you confirm membership before you book. Then ask who the report is written for. Our home surveys are all carried out by RICS members, and we write each report for you as the buyer.
It depends on the level. A Level 1 visit is usually over in an hour or two, and a Level 2 takes two to four hours. For a Level 3, allow at least half a day, and longer if the building is large or complicated.
