Overview of Building Survey with Further Investigations
The size and complexity of the property meant that a detailed assessment was particularly important. Our Level 3 survey in Buckinghamshire identified a range of defects and risk areas, including matters where a visual building survey alone could not provide the level of certainty required before purchase.
Rather than simply recommending further investigation and leaving the client to arrange it, we remained involved after the survey. With the client away on holiday, we coordinated the necessary specialist inspections and reviewed the additional information as it became available.
Our Response
The Level 3 report provided the client with a detailed account of the property’s condition, existing defects, areas of risk and matters requiring further investigation. Where concerns extended beyond the scope of a non-invasive building survey, we set out clearly why additional specialist input was required. This RICS building survey in Buckinghamshire gave the client a clear starting point before the specialist investigations were arranged.
We subsequently organised a CCTV drainage survey and a structural engineer’s visit, liaising with the relevant parties and reviewing the findings alongside our original inspection. This allowed the client to consider the property using a joined-up set of information rather than separate reports viewed in isolation.
Method in Brief
- Comprehensive Level 3 Survey: The property was inspected in detail to identify defects, risks, maintenance requirements and areas requiring specialist input.
- CCTV Drainage Investigation: A specialist drainage survey was arranged to provide further information on below-ground drainage that could not be fully assessed during the building survey.
- Structural Engineer Consultation: A structural inspection was coordinated where concerns required assessment beyond the scope of the Level 3 survey.
- Ongoing Surveyor Support: Further reports and documents were reviewed, and the client was provided with clear follow-up feedback throughout the pre-purchase process.
Outcome & Deliverables
The client was able to progress with a much fuller understanding of the property and the issues identified during the initial survey. The additional investigations were coordinated while the client was away, reducing the administrative burden and ensuring that the findings could be considered together before a final purchasing decision was made.

Why It Matters
A Level 3 survey will sometimes identify issues that cannot responsibly be concluded on from a visual inspection alone. In these circumstances, the value of the survey extends beyond identifying the concern: the next step is to obtain the right specialist evidence, understand how it relates to the property as a whole and make sure the purchaser has clear information before committing to the transaction. A thorough building survey in Buckinghamshire does exactly that.
Client Feedback
“Jake did a fantastic job with our Level 3 Home Survey. He was professional, knowledgeable, and incredibly helpful throughout the entire process. While we were on holiday, he took the lead in organising both a drain survey and a structural survey, which made everything much less stressful.
Jake also took the time to thoroughly review all the documents and promptly responded with clear, detailed feedback whenever needed. His communication and attention to detail were excellent, and it was clear that he genuinely cared about helping us make an informed decision.
It was a pleasure working with Jake and the team. I would 100% recommend their services to anyone looking for a reliable and professional surveyor. Thank you, Jake!”
