What Is a Commercial Building Survey?
Put simply, a commercial survey is a close look at a building used for business, like a shop, office or mixed-use unit. We check its condition, pick out defects and flag anything that could cost you money or affect safety. Most surveys are booked before a purchase or a lease. Others are instructed by owners who need a clear picture of a building they already hold, usually for maintenance planning.
Commercial building surveys work differently from residential ones. The RICS Home Survey levels cover homes only, so there is no fixed Level 1, 2 or 3 for business premises. Instead, we agree the scope with you for that particular building and how you plan to use it. The inspection takes in roofs, walls, floors, windows, doors and rainwater goods, along with visible services, damp, decay and signs of movement.
Commercial property surveys are far from a formality. Sign a full repairing lease without one, and you could end up paying to fix problems that were there long before you moved in. Skip the survey on a purchase, and that ageing roof or worn-out heating system becomes your bill, not the seller’s.
